BUYERS SIDE
- Review all contracts, addenda and documents for completion and ensure any missing signatures, exhibits and dates are completed
- Turn in completed/binding contract to Agent(s) office
- Send a welcome email introducing the Transaction Coordinator to all parties
- Enter contact information and dates into a transaction management system and upload all documents as provided throughout the transaction
- Help to coordinate inspections with buyer and listing agent (upon request)
- Ensure HOA information has been obtained, application has been submitted and follow up on approval
- Draft addenda of renegotiated terms and upon receipt of Agent approval circulate for signatures and record for compliance
- Submit file to broker for compliance for clear to close
- Provide Agent with “reminder of important dates” linked to their online calendar. This helps to keep the Agent's "reminders" at a glance.
- Maintain constant contact with all parties involved for status updates as well as notify agents of outstanding items
- Monitor and report loan status for approval
- Obtain copy of earnest money by time allowed and obtain verification letter
- Check on status of special stipulations or additional items (if applies)
- Check status of closing and update clients regularly
- Submit necessary documents to the title company/closing attorney
- Send any amendments if applicable to title company/closing attorney and lender
- Compose or obtain commission statements or DA's and send to title company/closing attorney
- Communicate with all parties on closing date
- Coordinate final walk thru with buyer, buyers agent and listing agent (if requested)
- Schedule closing and notify all parties
- Verify closing package delivered to title company/closing attorney
- Send out a client review email once the file is closed with the agent's review link to help them build testimonies

Agent shall negotiate repairs, appraisals and any changes to the contract. Agent shall review and approve all drafted addenda, settlement statement and internal brokerage documents.
