Contract To Close Package

   BUYERS SIDE 

  • Review all contracts, addenda and documents for completion and ensure any missing signatures, exhibits and dates are completed
  • Turn in completed/binding contract to Agent(s) office
  • Send a welcome email introducing the Transaction Coordinator to all parties 
  • Enter contact information and dates into a transaction management system and upload all documents as provided throughout the transaction
  • Help to coordinate inspections with buyer and listing agent (upon request)
  • Ensure HOA information has been obtained, application has been submitted and follow up on approval
  • Draft addenda of renegotiated terms and upon receipt of Agent approval circulate for signatures and record for compliance
  • Submit Agent loop to compliance for clear to close (KW agents)
  • Provide Agent with “reminder of important dates” linked to their online calendar. This helps to keep the Agent's "reminders" at a glance. 
  • Maintain constant contact with all parties involved for status updates as well as notify agents of outstanding items
  • Monitor and report loan status for approval
  • Obtain copy of earnest money by time allowed and obtain verification letter
  • Check on status of special stipulations or additional items (if applies)
  • Check status of closing and update clients regularly
  • Submit necessary documents to the title company/closing attorney
  • Send any amendments if applicable to title company/closing attorney and lender
  • Submit Greensheet (KW agents) and send DA to title company/closing attorney 
  • Communicate with all parties on closing date
  • Coordinate final walk thru with buyer, buyers agent and listing agent (if requested)
  • Schedule closing and notify all parties
  • Verify closing package delivered to title company/closing attorney 

 


SELLERS SIDE 

  • Review all contracts, addenda and documents for completion and ensure any missing signatures, exhibits and dates are completed
  • Turn in completed/binding contract to Agent(s) office 
  • Send a welcome email introducing the Transaction Coordinator to all parties 
  • Enter contact information and dates into a transaction management system and upload all documents as provided throughout the transaction 
  • Verify earnest money deposit with escrow/title company and obtain verification letter
  • Ensure Seller's Disclosure is completed by seller and provided to buyers agent (if required)
  • Verify and obtain HOA rules, regulations and application information then provide to buyer's agent (if required)
  • Draft addenda of renegotiated terms and upon receipt of Agent approval circulate for signatures and record for compliance
